Choosing the right model is the first step in bringing that vision to life. Whether you need a small studio or a massive two-story family home, our barndominium kits provide the structural shell you need. This guide explores the floor plan potential and specific features of the Homestead and Colossal series to help you decide which model fits your life.


Before looking at floor plans, you should understand the "bones" of the building. These kits differ from standard pole barns because they use advanced framing technology.

The roof and wall connections use a specialized truss system. This creates a structure that is incredibly strong against wind and snow loads.
The framing lumber is premium grade. It is straighter and stronger than standard hardware store lumber which makes the assembly process smoother for DIYers.
This is a huge feature for floor planning. The framing allows you to place the doors and windows wherever you choose. You are not locked into a factory-set layout so you can face your windows toward the best view.
The Homestead series features a classic gambrel (barn-style) roof. It optimizes overhead space and sheds water effectively.

Available in 12′×16′ and 12′×20′, these models are open from the floor to the peak of the roof.
These add a split loft area with 4 feet of headroom.
This is the bridge between a shed and a house. Ranging from 16′×20′ to 16′×32′, the XL offers deeper walls (8′1″) and a more usable second floor.
If you want a true barndominium for full-time living, the Colossal series is the top tier. These are two-story buildings with a full staircase included.

Unlike the Homestead loft, the Colossal second floor has 7′1″ of headroom. It is a proper room.

If you choose the Transom Door model, you get 8-foot wide doors. This is excellent if you want to combine a garage with your living space. You can frame a wall down the center to separate your vehicle from your living quarters.
Best Barns kits are sold as "shells." This means the interior is a blank canvas. There are no load-bearing interior walls required in the main open spaces so you have total freedom.
Partition Walls: You simply buy standard 2×4 lumber locally to build your interior walls. You can make the bathroom as big or small as you like.
Kitchen Layouts: Since you are building on a wood subfloor or concrete slab, you can run plumbing for an island kitchen or a galley style against the wall. The lack of interior columns gives you more options than a traditional post-frame metal building.
Finishing Touches: The exterior comes with primed LP® SmartSide®. You paint it any color you want. Inside, the stud spacing allows for standard fiberglass insulation and drywall installation.
