Most structures lock you in. A Best Barns barndominium kit grows with you -- storage today, workshop tomorrow, living space when you're ready. Every kit arrives pre-cut and labeled, engineered for DIY assembly without a full contractor crew, and built with the tall walls, gambrel rooflines, and loft-ready layouts that make real conversions possible. Whether you need a large vehicle bay, a home office annex, or a full two-story barndominium, Best Barns gives you the structural shell to make it happen.
The biggest mistake in outbuilding projects is buying a structure that can't evolve. Best Barns kits use standard 2x4 wood-frame construction with tall walls and gambrel rooflines that leave room for insulation, electrical, plumbing, and interior walls the moment you're ready. Build it as a barn today. Convert it to a living space whenever your budget and plans align -- no tearing anything out to do it.
Labor is typically the largest line item in any construction project. Best Barns kits arrive pre-cut, pre-labeled, and packaged for a 2-3 person DIY build -- no contractor required for the shell. You control the pace, the budget, and the finish. Add windows, doors, flooring, and roofing your way, when you're ready, sourced at prices you choose.
The Handcrafted Homestead Series starts at 12x16 and scales to 16x32, with no-loft, split-loft, and full second-floor configurations. The Crafted Colossal Series is a true two-story design with a staircase, dormer options, and generous headroom on both levels -- ideal for workshops, equipment bays, or full barndominium living conversions.
Find the right kit for your project size, timeline, and budget.

Best for flexible budgets and phased builds
The Homestead Series covers everything from a compact 12x16 starter barn to a 16x32 XL with a transom door. Choose no loft for pure storage, a split loft for partial overhead space, or a full second story for maximum usable square footage. The XL sizes offer a strong entry point into barndominium territory without the premium footprint of the Colossal.

Everything you need to know before you buy.
The kit provides the structural shell only. To make the structure a livable dwelling, you will need to add insulation, plumbing, electrical, and interior walls. Because the kits use standard 2x4 wood-frame construction, all of these additions follow normal residential building practices and are fully compatible with standard materials and contractors.
The Crafted Colossal (true two-story with staircase included) and the Homestead XL (16x28 or 16x32 with full loft) offer the most interior volume and are the best starting points for living conversions. The Colossal gives you more ceiling height on both levels; the Homestead XL is a lower-cost entry point that still delivers substantial loft space.
Finishing costs vary widely depending on your location, material quality, and how much of the work you do yourself. A general rule of thumb for a DIY interior finish is budgeting an additional $50-$100 per sq. ft. for insulation, utilities, and drywall. Higher-end finishes, HVAC, and full kitchens and bathrooms will push costs higher. Our True Cost Breakdown guide covers this in detail.
For a permanent dwelling, a concrete slab is highly recommended. However, Best Barns kits can also be built on a wood floor system using the optional FortressFloor™ upgrade, which can be installed over piers on uneven terrain. See our Foundation Guide for a full comparison.
The kits do not come with insulation, but because they use standard 2x4 wood-frame construction, you can easily add fiberglass batts, spray foam, or foam board insulation -- the same materials used in any residential build. This gives you full control over your R-value and insulation strategy.
Yes. Every kit arrives pre-cut and labeled for straightforward assembly. We recommend a 2-3 person crew, especially for raising walls and setting roof trusses. No advanced carpentry experience is required for the shell, though comfort with basic tools and following a build manual is important. Our Step-by-Step Framing Guide walks through the full process.
Yes. Standard mortgages typically require the structure to be finished and habitable, so most buyers use a construction loan or personal loan to purchase the kit and materials, then refinance into a traditional mortgage once the build is complete. See our Financing Guide for lender options and strategy.
In almost all cases, yes -- especially for any permanent structure or intended living space. You will need to submit plans to your local zoning or building department. Best Barns provides the structural specifications needed for permit applications. See our Permitting & Zoning Guide for what to expect.
